Did you know the price gap between the most expensive district and the cheapest?

Did you know the price gap between the most expensive district and the cheapest? For lots from 500 to just under 1,000 square meters, the median in San Pedro de Montes de Oca is $875 per meter. In San Miguel de Naranjo it is $103 per meter. San Pedro asks for 8.5 times more for the same meter.
On a 700-square-meter lot, that gap is about $612,500 versus about $71,900. The listing total startles you. The meter is what you can compare.
The sum has four conditions. Without them, the winner is a rumor:
- The same size. Only lots from 500 to just under 1,000 square meters are included. A 300-square-meter lot is not measured against a 10,000-square-meter one.
- The median, not the listing that impresses you most. The median is the middle point. One inflated price does not crown a district, unless half the listings are just as high.
- At least 10 listings. That leaves 20 districts. San Miguel has 10. San Pedro has 14. A district with two listings does not compete.
- A price recorded in the 12 months before July 23, 2026. This is not the memory of a Saturday. It is not an appraisal either.
$772 separates those two meters. It is not the highest listing against the lowest. It is median against median.
Each side is spelled out in the 10 most expensive and the 10 cheapest. For a single lot, the land price calculator makes the comparison with its area. The drive through 40 districts could not say this.
