The 10 cheapest districts for buying land in Costa Rica

A person, seen from behind, walks a narrow street of small single-story houses, past a lot of tall grass and fruit trees, with hills beyond.

The 10 cheapest districts for buying land, for lots from 500 to just under 1,000 square meters, come from the same sum as the most expensive: median dollars per meter and at least 10 listings. Here the price is the one recorded in the 12 months before October 20, 2026. That leaves 24 districts. These are the bottom ten, from cheapest upward:

  1. San Miguel de Naranjo. $102 per m². 10 listings.
  2. Liberia. $119 per m². 13 listings.
  3. Grecia. $147 per m². 19 listings.
  4. Guácima de Alajuela. $194 per m². 102 listings.
  5. Colón de Mora. $209 per m². 13 listings.
  6. Garita de Alajuela. $210 per m². 20 listings.
  7. Paraíso. $218 per m². 10 listings.
  8. San Rafael de Montes de Oca. $240 per m². 10 listings.
  9. Jacó. $258 per m². 22 listings.
  10. Santa Ana. $286 per m². 16 listings.

San Miguel, Paraíso, and San Rafael de Montes de Oca sit right at the minimum of 10 listings. Guácima does not: it has 102, and it still lands at $194. A rural district with two listings does not appear here, even if its meter is lower. That is why this list is not "the cheapest in Costa Rica". It is the cheapest among the districts that can actually be measured.

Cheap is not a recommendation to buy. On a 700-square-meter lot, San Miguel's median is about $71,600. In Heredia, the most expensive district in this same count, it is about $595,400. A single lot is checked against its area on the land price calculator. It is not an appraisal.
