The 10 most expensive districts for buying land in Costa Rica

The 10 most expensive districts for buying land, for lots from 500 to just under 1,000 square meters, are not the fame list. This is the median dollars per meter, with at least 10 listings whose price was recorded in the 12 months before October 20, 2026. Twenty-four districts qualify. These are the top ten:
- Heredia. $851 per m². 12 listings.
- San Pedro de Montes de Oca. $700 per m². 22 listings.
- Guadalupe de Goicoechea. $674 per m². 14 listings.
- Curridabat. $488 per m². 38 listings.
- Granadilla de Curridabat. $421 per m². 21 listings.
- San Rafael de Escazú. $400 per m². 34 listings.
- Sánchez de Curridabat. $360 per m². 31 listings.
- Escazú. $350 per m². 24 listings.
- Pozos de Santa Ana. $350 per m². 39 listings.
- Sabanilla de Montes de Oca. $337 per m². 15 listings.
Heredia asks for more than double what Escazú does in this range. Santa Ana, the district, does not even make these ten: it sits lower, in the other half of the sample. Pozos, in that same canton, does.
Expensive here means what is asked per meter. It does not mean "do not buy". A single lot is compared with its area on the land price calculator. It is not an appraisal.
